The future of adaptable living has taken a significant leap forward with the unveiling of two innovative homes showcased during this year’s International Builders’ Show. Dubbed the “Responsive Home Project,” these homes transcend traditional concept models by prioritizing flexibility, technology, and evolving lifestyle needs. Rather than serving as mere product showrooms, they offer a blueprint for modern design that appeals not only to Millennials but to multiple generations.
Collaboration Meets Consumer Insights
The project emerged from a groundbreaking partnership between TRI Pointe Group’s Pardee Homes, Bassenian Lagoni Architects, and Hanley Wood’s Builder magazine. Breaking from conventional approaches, the design process prioritized direct input from Millennials—a demographic representing nearly 25% of the U.S. population. Researchers at Ketchum Global Research and Analytics conducted nationwide surveys and focus groups to pinpoint preferences, from closet sizes to kitchen layouts.

Two Homes, Endless Possibilities
The project resulted in two distinct models tailored to different life stages:
1. The Contemporary Farmhouse (2,514 sq. ft.)
- Target: First-time buyers seeking traditional charm with modern flair.
- Key Features:
- Flexible spaces for playrooms, offices, or guest suites.
- A loft convertible to an additional bedroom.
- A detached 384-sq.-ft. flat over the garage for rentals or extended family.
2. The Contemporary Transitional (3,194 sq. ft.)
- Target: Established Millennials a decade into homeownership.
- Key Features:
- Expansive outdoor living areas with pools and casitas.
- A separate backyard suite with a kitchen, bath, and fitness room.
- Estimated price: Mid-$400,000s.
Blurring Indoor and Outdoor Boundaries
Both designs emphasize indoor/outdoor synergy, featuring retractable glass walls that merge living spaces with patios and covered outdoor areas. High ceilings and strategic layouts ensure a spacious feel, even with large crowds—a feature tested during the Builders’ Show.
Smart, Sustainable Living
Energy and water efficiency are central to both models:
- Energy Smart: Radiant barrier roofing, low-E windows, LED lighting, and solar panels.
- Water Smart: Rain-sensing irrigation systems and drought-tolerant landscaping.
- Tech Integration: Electric car chargers and solar arrays adaptable to any roof orientation.
