Essential Spring Home Maintenance Checklist

As the spring thaw sets in and the days get warmer, it’s the perfect time to care for your home after a long winter. A thorough spring maintenance routine will help keep your home in good working order throughout the season and beyond.

Interior Maintenance

The inside of your home will be more comfortable if you address neglected maintenance items:

  • HVAC System: Inspect and service your air conditioning system. Replace dirty, clogged air filters to maintain proper airflow.
  • Air Handling Unit: If equipped with a float switch or overflow pan, ensure these are clear and functioning properly.
  • Exhaust Fans: Clean interior exhaust fans by removing covers, vacuuming inside the housing, and wiping down covers before reinstalling.
  • Sump Pump: If you have a basement sump pump, check its operation, clean the pump screen, and remove any soil buildup.

Caulking Inspection

Inspect and repair caulked areas as needed:

Note: Do not caulk undersides of window trim, door trim, or siding – these gaps prevent moisture buildup.

Safety Check: Replace batteries in smoke and carbon monoxide alarms.

Exterior Maintenance

  • AC Condenser: Clear obstructions and debris around outdoor units. Trim nearby vegetation.
  • Roof Inspection: Check for damaged or missing roofing materials. Repair flashing and soffit gaps.
  • Gutter Maintenance: Clean gutters and downspouts. Ensure splash deflectors direct water away from your home.
  • Windows: Clean windows and screens. Lubricate tracks and rollers with silicone spray.
  • Sliding Doors: Clean tracks, inspect sweeps/gaskets, and adjust rollers as needed.

Additional Exterior Checks

  • Garage Doors: Inspect rails and locks. Lubricate hardware and test safety features.
  • Water Systems: Turn on exterior faucets and check for leaks. Adjust sprinkler system timers.
  • Crawl Space: Check for standing water and ensure insulation is intact.
  • Weatherproofing: Adjust door thresholds and sweeps. Check weather stripping.
