2025 Mortgage Loan Limits: What Homebuyers Need to Know Now

If you explored mortgage options last year, now is the time to reconnect with your loan officer. Updated loan limits took effect in January 2025, meaning your borrowing power may be significantly higher than estimated in 2025.

Conventional, FHA, and VA loan limits are adjusted yearly based on local home price trends. If property values have risen in your target area, you could qualify for a larger loan without requiring a Jumbo mortgage.

Key Updates for 2025

  • The national baseline conforming loan limit surged by 18.05%, jumping from $548,250 to $647,200.
  • Many pre-construction communities now allow conventional and VA loans with limits increased by $57,500–$148,425, while FHA limits rose by $36,580–$148,425.
  • These adjustments expand access to low-down-payment options, including mortgages requiring just 3% or 3.5% down.

Important Considerations

Note: Veterans with full VA entitlement face no maximum loan limits as of 2025. For those with partial entitlement, VA loan limits align with conventional limits in their county.
