How To Care for Your HVAC and Laundry Appliances

Take care of your new home’s HVAC system so your new appliances last longer and save you money. Your HVAC system, water heater, and laundry appliances are a kind of invisible operating system for the home. Unlike kitchen appliances, once installed, these appliances are “out of sight, out of mind” for the most part, but they can have the biggest impact on you and your home.

The HVAC System

The HVAC (heating, ventilation, and air conditioning) system consists of the furnace, air conditioner, and other items like air filters and humidifiers. All are critical to maintaining the comfort of your home and are designed to work with very little input from you. In fact, other than keeping them clean and inspected, there’s not much you have to do to maintain your HVAC system.

Furnace

Furnaces can last from 15 to 20 years on average. An annual inspection is a good idea to ensure the furnace is operating correctly, check for carbon monoxide leaks, and note wear and tear. Replacing worn parts early can prevent bigger issues and save money. If your furnace acts up, check the thermostat batteries first. Gas furnaces should always be serviced by professionals.

Air Conditioners

There are two types of air conditioners:

  • Whole-house systems (12–15 year lifespan)
  • Window units

For window units, clean them annually by vacuuming exterior surfaces, replacing filters, and testing outdoors. For central A/C units, spray the outdoor unit with a garden hose to remove debris and ensure proper airflow. Avoid blocking the unit with landscaping.

Filters

The air filter traps dust, dirt, and allergens. Replace it every 1–6 months, depending on usage and filter type. A clogged filter forces the furnace to work harder, increasing energy costs. Check the filter’s accessibility on the furnace front and follow manufacturer guidelines.

Humidifiers

Built-in humidifiers (often attached to furnaces) require minimal maintenance. Adjust humidity settings seasonally and inspect the water filter annually. Signs of imbalance include static (too dry) or heavy, moist air (too humid).

Washers and Dryers

Washers and dryers have a 10–15 year lifespan. High-efficiency washers reduce dryer workload by extracting more water. Key maintenance tips include:

  • Avoid overloading machines.
  • Clean the dryer lint filter after every use.
  • Clean the aluminum dryer vent pipe 1–2 times yearly to prevent fire hazards.
  • Ensure machines are level to prevent vibration.
  • Replace brittle washer hoses to avoid leaks.
  • Use detergent sparingly to prevent mold buildup.

Water Heater

Water heaters rarely require maintenance, but two tasks can help:

  • Test the pressure relief valve twice yearly to prevent mineral clogs.
  • Drain the tank every 5 years to remove sediment.
